THE LEASE:
- The lease offers a 4.1% net return per year. There is no usage however owners will get a discount if they wish to stay in the residence.
- The lease is for an initial period of 11 year. It can be renewed or terminated at the end of the 11 year period.
- It is index linked every 3 years.
- Payment of the rent for the lease will be due on 15th January, April, July and October.
- Owners can resell their apartment at any time, but it will need to be sold on with the lease.
PURCHASE PROCESS:
- To secure one of these apartments you will have to transfer a deposit of €1,500 to the notaire’s account. The money is held in an escrow account.
- Reservation contracts are then signed by both you and the developer.
- On the receipt of these contracts fully signed you have a cooling off period of 7 days.
- At that stage you can decide to cancel your reservation and your deposit will be returned to you.
- After that period, you will only be able to get your deposit back if you have applied for financing in France and it is unsuccessful.
