Description

A renovated water mill with converted stone barn 10 km from Najac. The property is in a private world of its own with no visible signs of the modern world and with no passing traffic.
Park-like grounds near the house with wooded slopes rising on both sides of the valley.

Both buildings are built of the local sandstone with slate roofs, and have been arranged to be totally independent of one another, although they are not far apart. The mill was apparently built in 1797, and the barn in 1859 - according to the carved lintel stones. Behind the barn is an above ground pool of 6 x 4m. The millrace passing below the house is apparently in good order with a working system of sluice gates and overflow channel leading back to the main river.

THE OLD MILL
This has a large cellar on the bottom floor with a large arched doorway and double doors, and a smaller stable door. The cellar has a concrete floor, and is undivided (12,5 x 4,4m) with a shower cabin, a sink with wall-mounted gas water heater, and a toilet at one end. There is also an old feature stone fireplace.

The top two floors have the living accommodation and are entered from the top terrace. The entire ground floor (12,5 x 4,4m) is open plan with an inglenook fireplace at one end with a wood-burning stove, and a kitchen at the other end. There are plenty of windows, and doors with glazed panels on all three walls, so the room is nice and light. The walls at the living room end are of exposed stone, and there are also exposed ceiling beams, and a feature stone sink in a carved stone niche,. The floor is of solid construction and tiled.

The kitchen is fitted with painted storage units and a central island unit, and it comes equipped with a cooker with gas hob, and a fridge freezer.

A turned open wooden staircase leads from the centre of the room to the first floor, where there is a landing area, large enough to double as an office. The floor is at attic level and has low level windows and exposed roof rafters.

The main bedroom (7 x 3m) has an en suite bathroom with bath and shower attachment, WC and a basin in an antique marble-topped vanity unit. Bedroom 2 (4,1 x 3m) has a bathroom located just outside with a bath, toilet and basin.

THE CONVERTED BARN
This is built parallel to the main house about 50 metres away across a terrace. It is arranged on two floors with an open plan kitchen and dining area on the ground floor, and stairs up to a lounge on a mezzanine above, with two bedrooms and bathroom at the opposite end.

There is a pair of arched double doors with glazed panels leading into the dining area, which is separated off from the kitchen by a timber-framed half wall. The kitchen is fully fitted and equipped with a range of painted wooden base and wall units, tiled worktops and splashbacks, a sink with mixer tap, gas 4-ring hob with electric low level oven, and a fitted refrigerator. A door with glazed panels leads back out onto the bottom terrace.

An open wooden staircase leads straight up to the mezzanine, which has arched double doors with glazed panels leading out onto the top terrace, and an open landing leading to the sleeping accommodation consisting of:

A single bedroom (1,9 x 3m) with a window to the side, and a built-in wardrobe with sliding doors.

A double bedroom (5,1 x 2,6m) with a parquet effect floor, a window at the far end, and exposed stone work and beams.

A bathroom with electric convector heater, beige tiles and suite of basin and Japanese bath - plus a separate WC.

Note that there is no heating system in the barn but the house has been fitted with electric radiators throughout.
